After Handover & Management

Once you take handover the property is yours to occupy, rent, or hold. We remain available for after-sales support and, where applicable, ongoing estate and facility management.
Yes. We provide after-handover support to help you settle in and to address any covered defects within the agreed period. Contact our support team through the client portal or by reaching out directly.
Yes. Our properties come with a defects liability period during which we remedy qualifying construction defects at no cost to you.
You can report issues through our client portal or by contacting our after-sales team directly. We log and respond to all reported issues promptly.
Yes. For applicable developments we provide or arrange professional facility management covering security, maintenance, and the upkeep of shared spaces — so the estate is kept to standard long after handover.
Shared facilities are maintained by the appointed facility management team, funded through service charges — keeping security, cleaning, landscaping, and common areas in good condition.
Service charges are based on the actual cost of running and maintaining the estate, shared across units on a fair basis, and reviewed periodically to reflect real running costs. Any changes are communicated to residents.
Yes. We can help owners lease their units, including marketing, tenant sourcing, and management. Contact us to discuss the terms of this service.
Yes. We assist investors with tenant sourcing and placement to help units start earning income quickly after completion.

Buying & Payment

The process is straightforward:
1. Send an enquiry through the website or speak to our sales team.
2. Select your unit and agree the price and payment plan.
3. Pay the reservation fee to secure the unit.
4. Complete the sales documentation and your chosen payment schedule.
5. Receive your title documents and, on completion, take handover.
Yes. Many of our buyers reserve early — often during the off-plan stage — by paying a reservation fee that secures a specific unit at the current price while construction progresses.
The purchase price covers the property itself with its specified finishes and fittings. Items such as legal fees, documentation charges, and service charges are usually separate, and we set these out clearly before you commit.
We offer flexible options ranging from outright payment to structured instalments spread over the construction period, so you can choose what fits your cash flow. Contact our sales team to discuss the plans available for each project.
We accept bank transfers and other secure channels into our official company accounts only. We never collect payments through unofficial or personal accounts — always confirm details directly with our sales team.

Yes. We regularly work with diaspora and international buyers and handle the entire process remotely — including selection, documentation, payment, and progress updates — so you can buy with confidence without travelling.
Yes. Properties can be purchased and registered under joint ownership. We will guide you on how the names and ownership shares are reflected in the title and sales documents.
Yes. You can buy in the name of a registered company. We will require your company's incorporation documents and authorised signatory details as part of the paperwork.

No. We set out every cost upfront — including the purchase price and any separate legal, documentation, or service charges — before you commit. You will not be surprised by undisclosed fees.
Service charges are usually billed separately and cover the upkeep of shared facilities and security. We explain how they are calculated before you buy.
We will reach out to discuss your situation and, where possible, agree a workable solution. The specific consequences of missed or late payments are set out in your sales agreement.
Refund terms depend on the stage and reason for cancellation and are governed by your sales agreement. Please speak with our sales team to understand the policy before committing.
Reservation can be completed in a day once terms are agreed. The full process through to documentation and title depends on your payment plan and the project stage — we keep you informed at every step.

Client Portal

The client portal is a secure, private dashboard exclusively for Rockmould buyers and investors. Once you have purchased or reserved a property, you are given access to track your project's progress, view payment records, download documents, and communicate directly with our team — all in one place.
Access is set up for you after your reservation or purchase is confirmed. Our team will send you login credentials to the email address you registered with. If you have not received your details, contact us and we will get them to you promptly.
Inside the portal you can:
- Track live construction progress on your project
- View and download your payment history and receipts
- Access your project documents and title paperwork
- Submit enquiries and receive responses from our team
- View updates, milestones, and site photos posted by our project managers
Yes. Every payment you make is recorded in the portal. You can view your full payment history, see outstanding balances, and download official receipts at any time.
Yes. Payment receipts, invoices, contracts, and other documents related to your purchase are available to download directly from your portal dashboard.
Use the 'Forgot Password' link on the portal login page and a reset link will be sent to your registered email address. If you run into any issues, contact our support team and we will assist you.
Yes. The portal is designed to work on any device — desktop, tablet, or mobile — so you can check your project status and documents wherever you are.
Yes. The portal uses secure, encrypted connections and your data is accessible only to you and authorised members of our team. We take the privacy and security of your information seriously.
If a property is jointly owned, we can arrange access for multiple parties. Contact our team after purchase and we will set up the appropriate account access.

Construction & Design

It depends on the size and type of development, but most of our residential projects run on a defined schedule that we share with buyers at the outset and track against throughout.
Quality is controlled through experienced project supervision, vetted contractors, defined material standards, and stage-by-stage inspections — with a final quality review before handover. Nothing moves to the next phase until the current one meets our standard.
Each project runs to a planned schedule with defined milestones. Our project team monitors progress against that plan and manages resources and contractors to keep delivery on track.
We provide regular progress updates throughout construction, including milestone reports and visuals, so off-plan and reserved buyers can follow their property's progress through our client portal.
Yes. Buyers can arrange supervised site visits at suitable stages of construction. Visits are scheduled with our team to keep everyone safe on an active site.

Joint Venture for Landowners

A Joint Venture is a partnership where you provide the land and Rockmould provides the funding, design, and construction expertise to develop it. On completion, the value created is shared between both parties on agreed terms — so you unlock far more from your land than a straight sale.
Selling gives you a one-off sum, while a Joint Venture lets you keep a stake in a developed, higher-value asset. You typically end up with completed units or a share of proceeds worth significantly more than the raw land's sale price — without funding the build yourself.
Profit or finished units are shared between you and Rockmould on a pre-agreed ratio set out in the Joint Venture agreement, reflecting the value of the land and our investment in developing it.
Rockmould finances the development, covering design, approvals, and construction costs — so you are not required to fund the build. Your contribution is the land.
Landowners are protected through a clear, legally binding Joint Venture agreement, secured ownership of your agreed share, defined timelines, and transparency throughout. Your interest in the land and the finished asset is documented and enforceable.
If there is an existing structure on the land, its treatment is agreed at the outset — whether it is incorporated, demolished, or compensated for — and reflected in the Joint Venture terms.
A formal Joint Venture agreement is signed, supported by the relevant title and development documents, setting out each party's contribution, the sharing arrangement, timelines, and obligations. We recommend you have your own lawyer review it.
Yes. As a Joint Venture partner you receive regular progress updates and can arrange supervised site visits to follow the development through to completion.
We communicate any delay early and work to keep delivery on track. The Joint Venture agreement sets out how delays are treated, so your position is protected.
Your agreed units or share are delivered on completion and handover of the development, in line with the timeline set out in the Joint Venture agreement.

Off-Plan Sales

Buying off-plan means purchasing a property before it is finished — sometimes before construction begins — based on approved designs and specifications. You commit early and the property is delivered to you on completion.
Off-plan units are usually priced lower than completed ones, so you lock in today's price and benefit from any appreciation during construction. You also get first pick of the best units and, in some cases, more flexibility on payment.
It is, when you buy from a developer with a track record and proper documentation. We back our off-plan sales with clear contracts, approved plans, and regular progress updates — so you always know where your money and your property stand.
Off-plan payments are typically staged, starting with a reservation and deposit, followed by instalments tied to the construction timeline. Our team will walk you through the specific structure for each project.
Off-plan prices generally rise as construction advances and the launch phase closes — which is exactly why buying early tends to offer the best value. We confirm the price applicable to your reservation in writing.
In most cases yes, subject to our resale and transfer terms. We can assist with the resale through our sales channels.
If we complete ahead of schedule, we notify you and bring forward the handover steps. Any outstanding balance falls due in line with your agreement before the unit is handed over.

Resale & Warranty

Yes. Once you own your property you are free to resell it, subject to any estate rules and, for off-plan units, our transfer terms.
Yes. We can help you resell through our sales channels and buyer network, which often makes the process faster and smoother.
Quality construction, a good location, and a recognised developer all support stronger resale value — and a well-managed estate keeps demand high, all of which work in your favour at resale.
Yes. Our properties come with a warranty covering the quality of construction and key elements of the build, giving you confidence in what you have bought.
The warranty covers defects in construction and workmanship on the elements we are responsible for, such as structural and finishing defects that arise under normal use.
The warranty generally excludes wear and tear, damage caused by misuse or alterations, and issues outside our construction responsibility.
